Selling a Home Cost in Vaughan: What You'll Really Pay to Sell

Selling a home cost in Vaughan explained: commission plus HST, legal fees, mortgage penalties, prep and moving costs, with a worked example.

The selling a home cost in Vaughan is almost never one number. It's a stack of smaller bills: commission, HST on that commission, legal fees, a possible mortgage penalty, prep work and moving. Most sellers in Woodbridge, Maple, Kleinburg and Thornhill should plan on roughly 4% to 6% of the sale price in total, and more if they're breaking a fixed-rate mortgage early. Here is where that money goes, so nothing surprises you at closing.

The Biggest Line Item: Agent Commission Plus HST

Commission is the largest cost of selling in Ontario, and it is negotiable. There is no fixed or legally set rate. In the GTA, a total commission (listing side plus the buyer's agent) commonly falls somewhere around 4% to 5%, though your agreement is what counts. HST at 13% is charged on top of the commission, which many first-time sellers forget to budget for.

Ask for the commission structure in writing before you sign anything. The Real Estate Council of Ontario (RECO) publishes consumer guidance on what a listing agreement should spell out, including how the buyer's agent gets paid. A lower rate is not automatically better. What you want is a clear plan for pricing, marketing and negotiating that is likely to net you more after costs.

Other Costs Every Vaughan Seller Should Expect

  • Real estate lawyer: typically about $1,000 to $2,000 plus disbursements for a straightforward sale. Townhouse and condo sales near the Vaughan Metropolitan Centre may add status certificate or condo document costs.
  • Mortgage discharge: your lender charges an admin or discharge fee, often a few hundred dollars, and the lawyer handles the paperwork.
  • Mortgage prepayment penalty: this is the wild card. Variable-rate mortgages usually cost about three months' interest. Fixed-rate mortgages can cost the greater of three months' interest or the interest rate differential (IRD), which can run into the tens of thousands.
  • Prep and repairs: deep cleaning, touch-up paint, minor repairs and landscaping. Budget anywhere from a few hundred dollars to a few thousand depending on the home.
  • Staging and photography: optional for some sellers, but often worth it for vacant or dated homes. Costs vary widely by scope.
  • Moving and overlap costs: movers, storage, and possibly carrying two homes for a short time if closing dates don't line up.
  • Property tax and utility adjustments: your lawyer adjusts these on closing, so you may owe your share up to the closing date.

A Worked Example at $1.2 Million

Say you sell a detached home in Vellore Village or Maple for $1,200,000. These are illustrative numbers, not a quote. At a 5% total commission, that's $60,000, plus $7,800 in HST. Add about $1,500 for legal fees and $500 for mortgage discharge, and you're near $69,800 before prep, moving or any penalty. That's about 5.8% of the price.

The sticker price is what the buyer pays. Your net is what's left after the commission, the lawyer and the lender all take their share.

If your mortgage has a large IRD penalty, that number can jump a lot. Call your lender for a written penalty estimate before you list, not after you accept an offer. If you're close to renewal, waiting a few months can sometimes save more than any pricing strategy.

What You Probably Won't Pay: Capital Gains Tax

If the home has been your principal residence for every year you owned it, the gain is generally tax-free in Canada under the principal residence exemption. You still have to report the sale on your tax return in some cases, so check the Canada Revenue Agency's guidance. It gets more complicated if you rented part of the home, ran a business from it, or owned an investment property, so talk to an accountant in those cases. Ways to Keep Selling Costs Under Control

  1. Get a written mortgage penalty quote from your lender before you list.
  2. Compare at least two or three agents and ask for their full fee structure, including HST.
  3. Spend on prep that buyers notice: paint, lighting, decluttering and curb appeal. Skip big renovations you won't recoup.
  4. Time your listing. Vaughan's spring market tends to be busy, but snowy February listings can also do well when inventory is low. Ask your agent for recent local data rather than guessing.
  5. Line up your closing date with your purchase to avoid paying for temporary housing or storage.
